Terms of Use

What Thailandka does and does not do, who you actually contract with when you book, and how responsibility is divided between us, the booking sites and the properties.

Thailandka compares what four booking sites are asking for the same place to stay in Thailand. The site is published at www.thailandka.com and operated by to be supplied: registered company name, a company registered in Thailand. Our full details are on our contact page.

These Terms explain what we do, what we do not do, and who is responsible for what. They apply every time you use the site. They are not a booking contract, because nothing can be booked here.

The site is also in preview: every property, price, rating and label on it is sample data. That is set out below, and it matters more than anything else here.

What Thailandka is, and what it is not

Thailandka is a comparison and information service for accommodation in Thailand. You search, we show the places that match, and beside each one the price each booking site lists for it, with that site named — or we will, once we are connected to them. Everything here today is sample data, which is the next section.

That is the whole of it. We are not:

  • a travel agent, tour operator or travel organiser
  • an accommodation provider — we own, run and hold no rooms
  • an agent, broker, reseller or representative of any booking site or property
  • a party to any booking, and never a party to yours
  • a payment service: we take no card details and no money

We issue no confirmation, voucher, booking reference or ticket, and we have no authority to make, change, confirm or cancel a booking. Once you have booked we cannot see your reservation or act on it.

The four booking sites we compare are Booking.com, Expedia, Agoda and Hotels.com. We are independent of all four and act for none of them. Whether any of them pays us, and what we have and have not signed, is kept current in How we make money.

This site is in preview

We are saying the data is invented, not that it may be out of date: no connection to any booking site exists yet. Do not rely on any price, rating, review count or savings figure here to plan or budget a trip. The buttons that leave this site are part of the preview too — they open a search on the booking site for a property that does not exist, so they will find nothing.

We also keep the site out of Google and other search engines while it is in this state. That is a technical step on our side, and it changes nothing above.

When real prices and ratings arrive we will delete this section and record that in the version history below.

Who you contract with

Your booking contract is with the booking site you click through to — or, where that site is only taking the booking for the property, with the property itself. It is never with us: we do not sell you the stay, we do not arrange it, and we do not stand behind it if something goes wrong.

Their terms govern your booking: what you pay, when, what is included, what happens if you change your mind or the property cannot take you, and who you complain to. Read them before you book.

The property is responsible for the accommodation itself — the room, the building, the service, the safety of the premises. We do not inspect properties, and none of that is ours to control.

Prices and what a listing means

Today every price here is sample data, shown as a nightly rate in Thai baht with the booking site it is supposed to come from named beside it. It is not a total for a stay and it is not a real rate. The table below does not describe those figures: it is what a real price will include, once we are connected to the booking sites.

When real prices arrive, a price here will be what the booking site last reported, not a live quote. The only price that binds anyone is the one on that site's checkout page when you book. If the two differ, theirs is the real one. Today no booking site has reported any price on this site.

Anything you cannot avoid paying belongs inside the figure, and we tell you what is left out. A few Thai municipalities charge a local accommodation levy we cannot work out from a search; where that applies we will say so beside the price, at the same type size as the price, with the rate the authority charges.

Currency. Prices are in Thai baht in all seven of our languages, and we convert into no other currency today. If we add one it will be an approximate conversion for comparison only, and we will name the source of the rate and how often we refresh it. The booking site still charges in its own currency, and your bank may use its own rate.

Sorting by price will rank each property by the lowest total we hold for it — that whole figure, not a headline rate with charges still to come, and not an average. Any optional extra you choose will join the price we show rather than appear after it. The Recommended order does not rank on price at all.

The Best price label on a card marks the lowest of the prices we ourselves list for that property. It means cheapest of the four sites we compare, not cheapest anywhere.

The savings figure — the one that reads Save X% — compares the highest and the lowest of the prices we ourselves list for that property: not a market price, not a past price, not the hotel's own published 'from' price. A higher price beside a lower one is not a discount, and we do not style it as one — no struck-through price, no '% off' badge. Once real offers arrive we will compare only against a price the other site is actually offering at the time. That gap also earns a small, capped bonus in our default ordering, explained in How results are ordered.

We make no best-price or lowest-price promise and run no price-match scheme. Four booking sites are not the whole market, and a property may lawfully sell the same room more cheaply on its own website, or somewhere we do not look.

Availability

We show no availability today. Nothing here is connected to a booking site, so we hold no information about what is free and what is not. When we connect, this is how it will work.

Availability will come from the booking sites and change minute by minute, so what you see will be what we last received, not what is free right now. It will be availability at that booking site, not at the property overall: a hotel can be sold out on one site and have rooms on another. A property missing from your results is not necessarily full.

We use no countdown timers, no messages saying only two rooms are left, no counters claiming twelve people are looking at this, and no other device meant to hurry you. If we ever show a demand signal it will be a real number from a named booking site.

Ratings and reviews

Thailandka does not collect, host or publish guest reviews. There is no way to leave one here.

Every rating and review count visible during preview is sample data invented to demonstrate the interface. It came from no guest and it tells you nothing about any property.

When real data arrives, a score here will be one supplied by the booking site named beside it, collected under that site's own rules about who may review and when. We will not verify it, re-weight it, blend scores from different sites into one number, or filter out the bad ones — and we will always say which site it came from.

Photographs on this site

The photographs here are licensed from the stock libraries Unsplash and Pexels, and chosen by us. They are illustrative: they may not show the property they sit beside, and will usually not show the room you would get. For a property's own pictures, look at the booking site's listing.

We do not make pictures with artificial intelligence, and we do not use it to alter them. The libraries we take them from do publish some AI-generated work; where we know a picture was created, added to or enlarged by AI, it carries a visible label saying so. How our comparison works

Once real rates arrive we will compare the four booking sites like for like — same dates, comparable rooms, comparable conditions — and name the site beside every price. Today the sample prices do not change with the dates or the number of guests you type in, and the sample data has no room type at all. No booking site gets larger type, a brighter badge or a better slot because of who it is.

The order results appear in is calculated, it is the same for every visitor, and it depends on nothing about you. The criteria, their relative weight, and confirmation that commission plays no part in the order, are in [How results are ordered](/legal/affiliate-disclosure#ranking). You can also sort by price, by guest rating, or by the biggest gap between the listed prices.

We show no environmental, sustainability or eco labels, scores or filters, and we pass none through from anyone else. If we add them, we will first publish how the comparison is made, what it covers and where the labels come from.

What happens when you click through to a booking site

When you choose an offer you pass through a short address on our own site — /out/ followed by the booking site's name and the property's code — and are forwarded straight on. It says which property you were looking at and which booking site you chose, and nothing about you: we never ask you for a name, e-mail address, phone number or payment details, so there is nothing of that kind to pass on. Your browser does tell the booking site you came from Thailandka and from which page — the referring-page header every ordinary link sends — but nothing in it identifies you.

That step is a page request like any other, so it is recorded in our hosting provider's access logs with your IP address and browser, exactly as every other page here is. Our own software writes no click-tracking record. What that means for data about you is in what we do with data about your visit, and why the link exists at all is in what happens when you click through.

From then on you are on the booking site's website, under their terms and their privacy policy, and we have no say in what happens next.

Cancellations, changes and problems with your stay

Some offers here carry a Free cancellation or Breakfast included label. During preview those are sample data like everything else. Once real offers arrive, a label will report only what the booking site told us about that particular rate — a summary, not the policy. The policy is the one on the booking site's own page, and that is the one that binds.

Cancellation, amendment, refund and no-show terms are set by the booking site and the property, and differ from one booking to the next — sometimes between two rooms in the same hotel. Check them before you pay.

We cannot change, waive, extend or refund any of them, and we cannot step into a dispute about a booking we are not party to. If the room is not as described, or a refund does not arrive, the booking site and the property are who you take that to.

What we can fix is our own site: if a listing here was wrong, tell us at to be supplied: general contact address. Other ways to reach us are on our contact page.

What you may and may not do here

Use Thailandka to plan your own travel, as often as you like. That is what it is for, and it costs you nothing.

Please do not:

  • copy the site automatically, using a bot or a script
  • request large numbers of pages at once, or do anything else that slows the site down for other people
  • copy our pages onto another site, or republish what is here as your own product
  • try to break the site's security, or work around it
  • use the site for anything unlawful

We may block access where we reasonably believe the site is being copied wholesale, attacked or otherwise misused, or where the law requires it. If we block you and you think we have it wrong, write to to be supplied: general contact address and we will look again.

The words, layout, design and code of Thailandka are ours, apart from the open-source components we build on, the photographs we license and the map data described above. You are free to quote, print or share a page for your own use, and to link to any page here.

Trade marks and other companies' brands

Booking.com, Expedia, Agoda and Hotels.com, and the names and logos of the properties we list, are the trade marks of their owners. We use those names for one reason: to say which booking site an offer comes from.

Thailandka is independent of all of them. We are not an official partner of, authorised by, endorsed by, sponsored by or affiliated with any booking site or any property, and we do not act on behalf of any of them. If a page here ever gives you that impression, tell us at to be supplied: general contact address and we will change the page.

Our responsibility to you

What we are responsible for. The pages we publish, the comparison we present, the way we describe what we do, and correcting a mistake once we know about it. That includes the preview data: those prices, ratings, review counts and labels are ours, not the booking sites'. The list below of things outside our control does not reach them, and nothing here limits any remedy you have if they misled you.

What we are not responsible for, because none of it is within our control:

  • the accuracy, availability, pricing, terms or conduct of the booking sites and the properties they list
  • a booking site's booking process, its handling of your payment, and anything that happens after you leave our site
  • the performance of a booking contract we are not party to — cancellations, refunds, overbooking — and the accommodation itself, the premises and the service you receive there
  • a booking site or a property changing a price, a condition or its availability after we last saw it

What we never exclude. Some responsibility cannot be signed away, and we do not try. Nothing in these Terms limits our responsibility for:

  • death or injury caused by something we did deliberately or carelessly
  • fraud, or gross negligence — carelessness far beyond an ordinary mistake
  • anything else Thai law does not allow us to exclude
  • any right you have under the consumer-protection law of the country where you live, which you cannot be asked to give up
  • your right to compensation if we harm you by misleading you or treating you unfairly, which the law calls an unfair commercial practice — that right is yours by statute and is not ours to sign away

Nothing in these Terms limits any right you have under accessibility or disability discrimination law, or your right to complain to a competent authority about it. What we have done, what still falls short and how to report a barrier are in our accessibility statement; you can also write to to be supplied: accessibility contact address.

If a limit here goes too far. If any limitation in these Terms is found to go further than is fair and reasonable, it applies to the greatest extent that is fair and reasonable rather than failing altogether, and the rest of these Terms is unaffected.

We set no maximum on what we may have to pay you, and we do not ask you to cover our costs if someone complains about us. A cap set at what you have paid us would come to zero, so we do not use one.

We work to keep the site available and correct, but we do not promise it will be uninterrupted or free of errors, and we may change or withdraw parts of it.

Your rights under consumer law

Nothing in these Terms limits any right you have under Thai consumer protection law, including the Consumer Protection Act B.E. 2522 — which gives you a right to correct and sufficient information and a right to fair contract terms — or the Unfair Contract Terms Act B.E. 2540.

Nothing in these Terms limits any right you have under the consumer-protection law of the country where you live, which you cannot be asked to give up, either. Where that law gives you more than these Terms do, it wins, and we will not argue otherwise.

We would rather hear a complaint than have you go elsewhere first, so write to to be supplied: general contact address. But you are never obliged to come to us before complaining to a consumer authority or going to court.

Governing law and where a dispute is heard

These Terms are governed by the laws of Thailand, and the Thai courts — to be supplied: competent Thai courts — have jurisdiction over disputes about them.

If you are a consumer, this does not cut down your rights. You keep every protection the consumer-protection law of the country where you live gives you, which you cannot be asked to give up. If that law lets you bring a case in your own local courts, you can do so. And if we ever have to bring a case against you, we will bring it only in the courts of the country where you live.

There is no arbitration clause in these Terms. You do not have to give up any right to go to court in order to use the site.

If you use Thailandka in the course of a business rather than as a consumer, the concessions above do not apply to you, and the Thai courts have exclusive jurisdiction.

Using the site from any country

Every language version of this site is reachable by anyone, wherever they are. We do not block or limit access, or send you to a different version, because of your nationality, where you live or where your business is established.

Our software reads the language preference your browser sends and opens the site in the closest of our seven languages. That is a browser setting, not a guess about where you are. Whichever version you asked for stays reachable at its own address, and the language switcher takes you to any of the others.

To remember which language you are reading in, we set one cookie. It holds a language code and nothing else — the detail is in our cookie and browser storage policy.

Package travel

Thailandka shows one kind of travel service only: accommodation. We do not offer, sell, arrange or combine transport, flights, car hire, transfers, excursions, tours, activities or insurance, and we assemble no combination of travel services for you.

European package travel rules apply only where at least two different kinds of travel service are combined — a flight and a hotel, say, or a hotel and a hire car. There is only ever one kind here. So nothing you do on Thailandka can create a package holiday, or the looser combination those rules call a linked travel arrangement.

Because we never receive a payment from you, we hold no insolvency protection or refund security for traveller money — there is none to hold. If the booking site you pay holds any, that is theirs, and their terms will say so.

That is a description of what this site does, not a term we are asking you to agree to. If we ever added a second kind of travel service, we would tell you at the moment we offered it — on the page where the offer appeared, not only here — that the services would not form a package and that package rights would not apply.

Changes to these Terms

We will update these Terms from time to time — because the law changes, because our partners change, or because the site does. When real prices and real ratings replace the sample data, they will change substantially.

When that happens we post the new version here with its effective date at the top, and a material change takes effect no earlier than fifteen days after we post it. We do not treat your continued use of the site as agreement to anything, and we give ourselves no right to change these Terms without telling you.

If a change affects data about you, we update our privacy policy before the change goes live, never afterwards.

The language of these Terms

The English text is the operative version. Translations are provided for convenience; if a translation and the English differ, the English governs.
